    We examine the park, costs, licence, restrictions, assurances, resale and exit terms.

    We raise weak or unclear points and negotiate the price and terms where there is scope.

    You get our recommendation

    We explain what we found and tell you whether to proceed, seek changes or walk away.

If we tell you to walk away

You do not pay us twice because the first deal was wrong.

If we recommend walking away, request Full Buying within 90 days of our written recommendation. Your £1,295 fee is credited towards the £1,895 service. With the original fee fully paid and not refunded, the remaining £600 is payable after we deliver and review a suitable shortlist against your agreed brief, before investigating and negotiating your chosen purchase.

The 90 days is the window to request the upgrade, not to find or buy a lodge. You do not lose the credit because we take longer to agree the new brief or schedule the work.

The credit applies when Park & Lodge recommends walking away from the investigated deal, not simply because you change your mind or choose another lodge for personal reasons. Your cancellation and refund rights are unaffected.

No park commissions. No park incentives. No benefit to us from pushing a sale.

Park & Lodge examines the commercial purchase. You should still use an appropriately experienced solicitor for legal advice.
