The buyer's needs come before the available stock.
We do not own lodges or represent a park. We begin with what works for you, not what somebody else needs to sell.
About Park & Lodge
Park & Lodge was created to give holiday lodge buyers something the sales process cannot provide on its own: an independent commercial view from someone who is not trying to sell the lodge.
See How We Can HelpWhy We Exist
You are choosing somewhere to escape to, spend time with the people you care about and create years of memories. The park is presenting a product it wants to sell.
There is nothing wrong with either side of that. But it means the buyer needs enough distance to ask difficult questions without the excitement or pressure of the sale deciding the answer.
Park & Lodge exists to create that distance, so the purchase can be judged as carefully as the lodge is admired.
We do not own lodges or represent a park. We begin with what works for you, not what somebody else needs to sell.
If information is incomplete, contradictory or unavailable, we tell you. We do not fill gaps with assumptions to make the purchase sound safer than the evidence allows.
A completed sale is not the only successful outcome. Sometimes the value is a better deal. Sometimes it is the confidence to proceed. Sometimes it is avoiding the wrong purchase.
Why We Built Park & Lodge
James & AliciaFounders, Park & Lodge
Through years working in the holiday park industry, we saw first hand how easily the pressure to secure a sale could overtake the need to make sure the buyer fully understood the purchase.
The dream was presented confidently: the lodge, setting, facilities and lifestyle. The harder questions about site fees, licence length, restrictions and resale were not always given the same attention.
Not every park or salesperson works that way. But we saw enough of a sale first, customer second mentality to know buyers needed someone whose interests ran in the opposite direction.
That is why we created Park & Lodge. We wanted a service that is open about what it does, upfront about what it finds and honest about what cannot be verified.
We are paid by the buyer, never the park. If the purchase stacks up, we will tell you. If it needs challenging, we will challenge it. If the right answer is not to proceed, we will say so.
Our aim is simple: to help make sure your dream lodge remains something you enjoy, not an expensive commitment you later struggle to leave.
We built Park & Lodge around a simple principle: the sale should never matter more than the person making it.
How We Are Paid Matters
Zero park commissions. Zero park incentives. No lodge stock to sell.
We do not earn more because you choose one park over another, and our advice does not depend on getting a particular sale over the line.
What You Can Expect From Us
Your intended use, budget and priorities shape the work, not a park's inventory.
We distinguish what is documented, what has been represented and what remains unresolved.
You should understand why something matters without having to decode industry or contractual language.
We investigate the commercial purchase. Legal advice belongs with an appropriately experienced solicitor, and concerns about physical condition may require a specialist surveyor.
Where Are You in the Journey?
Park & Lodge offers two buyer side services depending on whether you need us to find the opportunity or investigate the purchase already in front of you.
