How It Works
We agree your location, budget, intended use and priorities.
We normally shortlist around three strong options, or fewer if only one or two meet your agreed brief.
Once you choose an option to pursue, we examine the park, costs, terms, restrictions and exit.
We challenge the price and commercial terms, then give you our findings before you decide.
We’re working towards a suitable purchase—not simply delivering a list and disappearing.
If Park & Lodge advises you to walk away from all shortlisted options, or they genuinely prove unsuitable against the substantially unchanged agreed brief, we return to the market and prepare another shortlist without another service fee within the agreed engagement.
If you materially change your budget, location, intended use or another central part of the brief, that changes the scope of the search. We’ll agree the next step with you before carrying out further work.

Park & Lodge examines the commercial purchase. You should still use an appropriately experienced solicitor for legal advice.

Practical points about the service, payments and your buyer brief.
It covers your agreed buyer brief, research, shortlist, investigation and relevant negotiation. Our work is normally complete when we deliver the written assessment and agreed commercial handover on an option that remains suitable against your agreed brief, whether or not you ultimately buy. If our continuation promise applies, we return to the market within the agreed engagement.
£695 is paid on instruction once we agree your brief, before the search starts. The remaining £1,200 is payable after we deliver and review with you a shortlist of options that genuinely fit the agreed brief at initial screening, before detailed investigation and negotiation. Genuine fit matters, not a set number of listings. If we cannot produce such a shortlist, the second payment is not due. Payment does not depend on completing a purchase.
Normally up to 180 days from the confirmed start date you authorise. For an active purchase or a material third-party delay, we can agree an appropriate pause or extension.
Around three is our normal expectation, not a quota. If only one or two options genuinely meet your agreed brief, we show those rather than pad the shortlist.
If Park & Lodge advises you to walk away from the options, or they genuinely fail the substantially unchanged agreed brief, we return to the market without another service fee within the agreed engagement.
Small refinements are normal. A material change to your budget, location, intended use or another central part of the brief changes the scope of the search, so we’ll agree the next step with you first.
